The Red Rooster is an updated family and pet friendly mountain home with a stunning mountain view. As your drive up to The Red Rooster Retreat, you will see the red house on the hill, the amazing outdoor space, with swing encircled fire pit, and the excitement begins, the vacation you have wanted and needed has arrived.

As you enter the front door to the main level, you are greeted by warm inviting professionally decorated interiors, and rear sliding glass doors that show off the view, you can't help but notice it, it's okay go ahead and stare. The Red Rooster is positioned to have an amazing mountain view from all rooms and areas of the home, both on the main and lower floors, and jaw dropping from the decks!

Our home is two stories and perfect for family and friends that enjoy vacationing together. The downstairs is connected with outside stairs off the top deck to the bottom deck, there are no inside stairs.

The main floor has, a primary suite with a king bed and an ensuite bathroom, a double sink vanity, large soaker tub and separate shower area. Along with a tv, an electric fireplace for ambiance, and a gorgeous mountain view that you can see from both bedroom and bathroom. The second bedroom is a bunk room with two twins and two fulls, the bunk room also has an attached bathroom that is also the main bathroom for the upstairs with a Jack and Jill entry from both bedroom and kitchen hallway, with a tub/shower combination. The upper main floor has 2 bedrooms, 2 bathrooms, a kitchen, game area with combination game table and standing arcade, living room and coffee bar, along with a large deck with comfortable seating, swings, propane fire outdoor dining table, & BBQ grill.

Downstairs has its own kitchen, new large dining table for 12, bathroom, board and card games, living room with reclining leather sectional sofa fireplace & two additional bedrooms, 1 queen bedroom, and one king bedroom and laundry area. Sliding glass doors also lead out to a large deck on this level with views, picnic table dining (covered), fire pit, new gas fired pizza oven and BRAND NEW HOT TUB!

Both floors have large porches and fully stocked kitchens with stunning views. The two story deck has a Hot Tub, BBQ grill for use, along with a new and improved outdoor fire pit area for fireside chats, cool evening entertainment and making s'mores, the fire pit is spacious with plenty of seating. A fire center dining table, pizza oven and large connect 4 game.

The deck areas have swings, rocking chairs, and plenty of seating for all. A New 7 person HOT TUB w/6 hydrotherapy seas, and one cool down seat, 51 jets including foot jets, LED lights and Waterfall. The bottom deck has outdoor covered picnic dining area. What can make it even better, The Red Rooster Retreat now has fast internet (Starlink) has arrived and is now installed.

The home is cozy, spacious, comfortable and completely equipped for families, couples, friends traveling together, and groups looking for a week in the mountains or a weekend get away. Located in the town of Franklin, NC. Private yet close to it all!

No smoking of any kind inside, on decks or in hot tub.

Please place all trash in bags and in designated trash cans.

Pet Friendly, all pets have to be disclosed and approved.

Check in time is 4pm.
Checkout time is 10am.

Upon your arrival everything will be ready for you.  Access to the home will be provided and available thru a keypad code.  

Red Rooster Retreat is very well furnished and has amenities for the entire family.  

All linens are provided with each bed having soft high thread count sheets, seasonal appropriate bedding, and extra pillows.  Towels, wash clothes & hand towels are also provided, some hung on the rack the remaining for use are located in the vanity cabinets or linen closet in the bathroom.  A welcome basket is provided upon check in with goodies to share and snack on.  Paper towel and toilet paper starters are provided depending on length of stay and number of guests will determine how long it will last, two rolls of Paper Towels, and two rolls of toilet paper per bathroom.  Shampoo, conditioner and soap is also provided in each shower, along with laundry detergent, dish and dishwasher detergent. We want you to feel at home and ready for your mountain vacation.

Request and acceptance of reservation is agreement to the following house rules and compliance with all said rules as well as acknowledgement of the following policies:

Remove all trash from the home and place outside in the trash cans, please make sure the lids are on and the trash cans are secured. Trash is only picked up once a week on Thursdays, please make sure the trash cans are placed outside at the bottom of driveway to the left of the driveway within the entry drive.

If at any point trash does not fit in these cans, please take the trash to the Trash Center. PLEASE DO NOT LEAVE ANY TRASH AT THE HOME NOT IN THE OUTSIDE TRASH CANS IT WILL ATTRACT WILD ANIMALS!

Other important notes:

Keep house locked and secure every time you leave for the day and upon check out.

No smoking inside the home or on any of the decks. Any evidence of smoke a fee of $250 will be charged.

Any damage made to property or furnishings which exceeds deposit amount will be billed to the guest.

We want all of our guests to be respectful of neighbors, please keep noise to a minimum while in side or front yard, on the decks or around the fire pit . Quiet time is 11pm. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate property without any refund. We want all to enjoy your vacation, but be kind and respectful of neighbors as well. Guests must be 23 years or over.

CONDITION OF THE PROPERTY. If you notice any problems, hazardous conditions, housekeeping issues, or maintenance issues, please notify the Hosts immediately. If the Vacation Rental is not in the condition represented in the rental listing, the Hosts may, in its sole discretion, offer an appeasement; provided, however, that in no event will such an appeasement exceed the amount you paid for the reservation.

HOST ACCESS. You agree to allow the Hosts and/or their agents reasonable access to the Vacation Rental during your stay if requested. Such access may be necessary to resolve maintenance related issues you report. In the event of an emergency, the Vacation Rental may be accessed without prior notice or permission.

CLEANLINESS. You are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room. Even where a cleaning fee is charged, you are expected to leave the Vacation Rental in a clean, neat, and orderly condition and follow check-out procedures. Additional fees will be charged if property is disrespected and in need of specialized cleaning as a result.

CANCELLATIONS BY HOSTS. In the event Hosts cannot deliver possession or cancels the Vacation Rental, then Hosts or its agents shall refund any funds paid and have no further liability, the Agreement and all rights hereunder shall terminate.

In the event your stay at the Vacation Rental becomes impossible for any reason outside Hosts control, including natural disasters, fire, evacuation orders, or other acts of government agencies, Hosts may choose to cancel your booking and issue a partial or full refund. For purposes of clarification, no refund or credit is due (or will be made) to you for inclement weather unless Hosts initiate the cancellation. You and your invitees must comply with any mandatory evacuation order.

Pet Rules:
Approved dogs are welcomed, with disclosure and approval of host, payment of pet fee along, and agreement to the following rules and policies:

Responsibilities of Guest:
a) Pets are not allowed on furniture or beds
b) Renter shall be responsible for Renter’s Pet at all times.
c) Renter will take all reasonable action to not allow Renter’s Pet from creating a nuisance, annoyance and disturbance to neighbors.
d) Renter’s Pet will be kept in appropriate areas and will not be left unattended for an undue amount of time.
e) Renter’s Pet will be under the full control of Renter at all times and is allowed outside fenced area only if restrained on a leash or in a pet carrier.
f) Renter will clean up and properly dispose of all pet waste inside and outside.
g) Renter will comply with all applicable community local ordinances, rules and regulations.
h) It is Renters responsibility to insure fencing is intact and secure. Hosts make no guarantee of condition or that it will keep Pet within its boundaries.
i) If these responsibilities are not met, we will make a claim against the security deposit for additional fees incurred.
j) Renter insures the pet is properly vaccinated and is being treated with flea and tick prevention and has no evidence of any fleas or ticks.
